WELCOME TO QUICK TIP TUESDAY'S Thinking of adding some Springtime color to your home, but worried it's still too cold outside? Don't let cooler temps discourage you from adding punches of color to welcome buyers and guest to your front door. Create a feeling of surprise with Springtime flowers like Pansies or Johnny Jump Ups, that tolerate those Midwestern Springtime temps. Place in colorful pots near front entrances, to create a dramatic effect that is unforgettable. With so many houses still winter time grey and boring, NOW is the time to give YOUR HOME that punch of color and surprise that says "BUY ME" ... I'm Fun, Colorful, and Unforgettable!!

As a Professional Photographer for over 15 years, I have said many times that great photos are created not captured. When photographing Real Estate, setting the moment has everything to do with success, including lighting, interest, and balance. Good photography should draw you into a home like a Welcome Mat. More than 90% of today’s buyers use the internet to shop for a new home. For this reason and more, professional quality photos are essential in getting a potential buyers attention, and drawing them into the "feeling" created by the photographer, the moment they view the picture. With a click of the mouse, your home could be eliminated, simply because the photos they are viewing are NOT a true indication of the beauty, space, and design, your home has to offer. Great photography should inspire the buyer to want to see more. When making a list of Real Estate Professionals to help prepare your home for sale, don’t forget to hire a Professional Home Stager to make your home the best it can be, as well as an experienced Photographer to create and capture the feeling of a home. ~ Patricia Marie Kelly Professional Home Stager

WELCOME TO QUICK TIP TUESDAY'S If you have older lighting fixtures that date the look of your home, consider replacing them with newer & updated hardware, such as brushed nickel or stainless steel fixtures, that today's home buyers are looking for. (photo by bellacor.com) Although many lighting fixtures can be expensive, lesser expensive alternatives are available, while still adding elegance and an updated appeal to your home. If replacing the fixtures in your home is not affordable, then selectively change out fixtures in key areas such as bathrooms, kitchens and exterior lighting for the best ROI, for that touch of updated warmth and elegance to your home.

WELCOME TO QUICK TIP TUESDAY'S No matter how beautiful the decor, a home with odors, is an instant turnoff for potential buyers. Make sure that toilet bowls, dishwashers, washing machines, garbage disposals, and other related items are crystal clean and odor free. Revitalize odors from dishwashers with a cup of vinegar and run it through an empty cycle. Remove washing machine odors with a cup of bleach and hot water, and citrus peels are great for grinding out odors in garbage disposals. Smoke is one of the most difficult odors to eliminate, because it can seep into walls, fabrics, furniture and appliances. Removing smoke odor from appliances can be done using common household items such as hydrogen peroxide, salt and vinegar. The less maintenance a potential buyer sees or smells, the better the chances of your home will sparkle in their eyes.

In today's economy, you need more than just a beautiful home. Smart sellers know that a great agent, along with a beautifully staged home, and professional MLS photos, is the ticket to successfully seeling your home faster and for more money than competitive homes in your area. But even the most beautiful of homes, will NOT sell if your home is priced too high for the consumer market to bear. Selling a home is an emotional experience that also requires understanding of today's economy and how pricing your product, at a price that bears attention, while still offering a fair value, is how successful sellers are overcoming the economy. "Pricing: This is a biggie. Make sure that you give this part some sincere thought. You and your listing agent don't dictate the market - buyers do. In fact, one definition of market value is the price that a ready, willing, and able buyer will pay for your home". If you want to be a successful home seller, you need to be on your game, and follow a professional game plan for winning. In today's economy, the stakes are high, but the rewards can be great. Work with an experienced Real Estate Industry Professional who can help you sell your home, and allow you to start the path to your new dreams.
